A John Maniscalco House In Eureka Heights, $7M
Known for his sleekly Modernist style (inflected with a dash of Italian Rationalism from the 1930s) John Maniscalco has become one of the Bay Area’s most in-demand architects. His eponymous firm has created beautifully conceived and detailed residences from the Peninsula to Marin County, the Wine Country and Tahoe; this lovely hillside dwelling in the Eureka Heights neighborhood was one he designed replacing a much smaller house from the 1970s. The house retains its original timeless clarity of simplicity and design, and wonderful views, with glimpses of the surrounding neighborhood’s Edwardian facades and long views of Downtown from the roof deck.Photo Credit: Circle Visions for Sotheby’s International RealtyPhoto Credit: Circle Visions for Sotheby’s International RealtyPhoto Credit: Circle Visions for Sotheby’s International RealtyPhoto Credit: Circle Visions for Sotheby’s International RealtyThe kitchen/family room opens directly to the south-facing garden. Jae Omar’s Dragon, A Livable Work Of Art, $22M
Meandering along an elevated site high above Pacific Palisades, celebrity designer Jae Omar’s latest luxury dwelling—dubbed ‘Dragon’—is a breathtaking and deeply spiritual 11,500-sq-ft composition of Japanese-inspired charred shou sugi ban wood and black steel cladding. The 7-bed, 9-bath home, created in partnership with JVE Development, one of L.A.’s leading ultra-luxury home developers, came on the market this week.Photo Credit: Nils Timm/Nils Timm Visuals“The physical dimensions of this property allows for a long, meandering layout,” says Jae Omar. “As the property was being designed, it became clearer and clearer that this rambling residence, clad in stunning black materials and culminating on a precipice, resembled that of a dragon ready to take flight. That striking visual drove many of the design choices and narrative throughlines across the property.” Inside, another story unfolds, with pale plaster walls and Omar’s signature impeccable millwork in natural wood finishes, offset with walls of glass and custom stonework, like the carved marble fireplace in the principal living room.Photo Credit: Nils Timm/Nils Timm VisualsPhoto Credit: Nils Timm/Nils Timm VisualsPhoto Credit: Nils Timm/Nils Timm VisualsA bookmatched wall of stone is the backdrop for a two-story waterfall, beginning in the dining room and culminating into a plunge pool within the home’s sybaritic lower wellness level, which also includes a home theater.Photo Credit: Nils Timm/Nils Timm VisualsPhoto Credit: Nils Timm/Nils Timm VisualsPhoto Credit: Nils Timm/Nils Timm VisualsPhoto Credit: Nils Timm/Nils Timm VisualsMeanwhile, there’s the primary suite to envy.Photo Credit: Nils Timm/Nils Timm VisualsPhoto Credit: Nils Timm/Nils Timm VisualsMore: Go to the comprehensive listing for additional images and details. One Of Predock_Frane’s Famed Twin Houses, $4.85M
In 2008, the renowned architecture firm Predock Frane built a pair of nearly-identical houses in the Marquez Heights neighborhood of Pacific Palisades. Sited adjacent to each other within an environment of conventional Mid-century homes on a wooded, sloping lot, they were dubbed the Twin Houses; one of them has just come on the market. Predock Frane has since amicably disbanded, but their practice ranged from residential and multifamily design to public spaces, and included two appearances at the Venice Biennale. Deeply influential, both Hadrian Predock and John France have had long-term curatorial and teaching responsibilities at USC; Hadrian is the son of the late Albuquerque, NM architect Antoine Predock, known for “his unwavering commitment to pushing the envelope of architectural expression.” Photo Credit: Lauren Engels/Engel Studios for CompassPhoto Credit: Lauren Engels/Engel Studios for CompassConstrained by municipal setback, height and volume limitations, the architects designed the 4-bed, 4.5-bath house with staggered volumes moving down the slope, but pierced from above with a pair of courtyards to illuminate space within; the exterior is simply clad in dark stained wood with a standing seam roof in contrast with the bright white and pale wood interiors that are master classes in the meeting of spacial surprise and millwork, all immaculately rendered.Photo Credit: Lauren Engels/Engel Studios for CompassPhoto Credit: Lauren Engels/Engel Studios for CompassPhoto Credit: Lauren Engels/Engel Studios for CompassWhat We Love: The Los Angeles area posesses an extraordinarily diverse range of housing– from the McMansions loaded with crystal chandeliers to the most soulless of apartment blocks to endless tracts of single-family ranch-style homes, but sometimes, architecture shines through with intelligent, intellectually driven homes like this that redefined residential design within a Southern California vernacular.Photo Credit: Lauren Engels/Engel Studios for CompassMore: Go to the listing for additional images and details.
